Priča o Željku Kerumu, bivšem splitskom gradonačelniku i "vječnom" HGS-ovu kandidatu za povratak u fotelju u Banovini, od prvih je dana povezana i s nekretninama, jednako kao i s većinom članova njegove široke obitelji koje je uključio u biznis.

"Prelijevanje" tada još stabilnog poslovnog carstva (i) na nećake, sinove njegove sestre Mare Sapunar, počelo je prije desetak godina, a u tom paketu je bila i tvrtka "Koteks", jedan od nekadašnjih stupova dalmatinske trgovine. Upravo krajem 2011. godine spomenuta je kompanija iz ruku ujaka Željka formalno-pravno otišla u ruke Gorana Sapunara, starijeg od dvojice braće, da bi sredinom 2015. njezino kormilo preuzeo mlađi Igor.

U to vrijeme pod "Koteksovim" imenom vodio se cijeli niz nekretnina na vrhunskim pozicijama, od nekoć arhitektonski revolucionarnog prodajnog centra na splitskim Gripama, preko jednako amblematskog nebodera u Zvonimirovoj ulici, do poslovnog kompleksa u Dujmovači i na još nizu lokacija, od šibenskih Ražina, Zagreba i Kaštel Kambelovca.

Unatoč blokadama ralzna, tvrtka je u proteklom desetljeću o(p)stajala na poslovnoj sceni upravo zbog trgovanja ili bolje rečeno - prodaje većeg dijela spomenute imovine, a nedavno je zaključila još jedan posao u tom sektoru i proteklu je godinu, ako je suditi prema službenom izvješću objavljenom na Zagrebačkoj burzi, okončala s (tek) nešto više od milijun kuna dobiti.

Primjetno je da je transakcija, odnosno prodaja poslovne zgrade u Dujmovači, očito knjižena u posljednjem lanjskom tromjesečju, jer je "Koteksov" gubitak tijekom prvih devet mjeseci 2021. iznosio gotovo 20 milijuna kuna. S druge strane, u istom dokumentu, navedeno je da je od novog vlasnika zgrade u Dujmovači, na adresi Solinska ulica 84, utrženo 22,6 milijuna kuna.

Stvar tu postaje time zanimljivija ako se zna da je objekt smješten uz staru Solinsku cestu promijenio vlasnika krajem 2020. godine, pa je sada u tom svojstvu uknjižena tvrtka "Tenant", čija je vlasnica - Mara Sapunar, a direktor njezin sin Goran, odnosno brat formalnog osnivača i difrektora "Koteksa".

Da bi obiteljska priča zatvorila krug i vjerojatno ponudila odgovor o budućnosti zgrade, površine 415 kvadrata, smještene između današnjeg šoping-centra "Eurospin", mnogima poznatijeg kao nekadašnjeg "Peveca", te bloka u kojem se nalazi salon namještaja "Prima", zavirili smo i u registar Trgovačkog suda u Splitu. U njemu je od 3. ožujka ove godine upisana novoosnovana tvrtka "Hoteli Batuda", a sjedište joj je, pogađate, na adresi Solinska ulica 84, dok joj je vlasnik - Goran Sapunar.

I član Uprave te firme nije izvan kruga "kerumovih", ime mu je Ognjen Bačić, sa starijim Sapunarom je već surađivao u dvije tvrtke koje su potonule u stečaj. Da ne bi bilo greške, Bačić je bio HGS-ov kandidat za solinskoga dogradonačelnika na prošlosvibanjskim lokalnim izborima kada je barba Žele za poteštata uz Jadro bio nominirao Josipa Keruma kojeg je predstavio kao "unuka svoje sestre".

Treba li reći da braća Sapunar stanuju u Solinu, dok su se roditelji, majka Mara i otac Petroslav, bivši dugogodišnji HGS-ov predsjednik Županijske skupštine splitsko-dalmatinske, "povukli" na njegovu djedovinu na Braču, gdje razvijaju turistički biznis.

U konačnici, bit će zanimljivo vidjeti rasplet oko spomenute nekretnine u Solinskoj 84, jer je zgradom više ne bismo ni mogli zvati premda i dalje čvrsto stoji u Dujmovači, te je čak i u fazi preuređenja. Naime, u katastru i zemljišniku je provedena promjena "statusa", pa je zgrada postala - uređeno zemljište.

Krije li se tu odgovor o budućnosti jedne od zadnjih "Koteksovih" nekretnina? Je li joj namijenjena sudbina hotela? Odgovore na sva ta pitanja pokazat će idući mjeseci...

Priča o Željku Kerumu, bivšem splitskom gradonačelniku i "vječnom" HGS-ovu kandidatu za povratak u fotelju u Banovini, od prvih je dana povezana i s nekretninama, jednako kao i s većinom članova njegove široke obitelji koje je uključio u biznis.

"Prelijevanje" tada još stabilnog poslovnog carstva (i) na nećake, sinove njegove sestre Mare Sapunar, počelo je prije desetak godina, a u tom paketu je bila i tvrtka "Koteks", jedan od nekadašnjih stupova dalmatinske trgovine. Upravo krajem 2011. godine spomenuta je kompanija iz ruku ujaka Željka formalno-pravno otišla u ruke Gorana Sapunara, starijeg od dvojice braće, da bi sredinom 2015. njezino kormilo preuzeo mlađi Igor.

U to vrijeme pod "Koteksovim" imenom vodio se cijeli niz nekretnina na vrhunskim pozicijama, od nekoć arhitektonski revolucionarnog prodajnog centra na splitskim Gripama, preko jednako amblematskog nebodera u Zvonimirovoj ulici, do poslovnog kompleksa u Dujmovači i na još nizu lokacija, od šibenskih Ražina, Zagreba i Kaštel Kambelovca.

Unatoč blokadama ralzna, tvrtka je u proteklom desetljeću o(p)stajala na poslovnoj sceni upravo zbog trgovanja ili bolje rečeno - prodaje većeg dijela spomenute imovine, a nedavno je zaključila još jedan posao u tom sektoru i proteklu je godinu, ako je suditi prema službenom izvješću objavljenom na Zagrebačkoj burzi, okončala s (tek) nešto više od milijun kuna dobiti.

Primjetno je da je transakcija, odnosno prodaja poslovne zgrade u Dujmovači, očito knjižena u posljednjem lanjskom tromjesečju, jer je "Koteksov" gubitak tijekom prvih devet mjeseci 2021. iznosio gotovo 20 milijuna kuna. S druge strane, u istom dokumentu, navedeno je da je od novog vlasnika zgrade u Dujmovači, na adresi Solinska ulica 84, utrženo 22,6 milijuna kuna.

Stvar tu postaje time zanimljivija ako se zna da je objekt smješten uz staru Solinsku cestu promijenio vlasnika krajem 2020. godine, pa je sada u tom svojstvu uknjižena tvrtka "Tenant", čija je vlasnica - Mara Sapunar, a direktor njezin sin Goran, odnosno brat formalnog osnivača i difrektora "Koteksa".

Da bi obiteljska priča zatvorila krug i vjerojatno ponudila odgovor o budućnosti zgrade, površine 415 kvadrata, smještene između današnjeg šoping-centra "Eurospin", mnogima poznatijeg kao nekadašnjeg "Peveca", te bloka u kojem se nalazi salon namještaja "Prima", zavirili smo i u registar Trgovačkog suda u Splitu. U njemu je od 3. ožujka ove godine upisana novoosnovana tvrtka "Hoteli Batuda", a sjedište joj je, pogađate, na adresi Solinska ulica 84, dok joj je vlasnik - Goran Sapunar.

I član Uprave te firme nije izvan kruga "kerumovih", ime mu je Ognjen Bačić, sa starijim Sapunarom je već surađivao u dvije tvrtke koje su potonule u stečaj. Da ne bi bilo greške, Bačić je bio HGS-ov kandidat za solinskoga dogradonačelnika na prošlosvibanjskim lokalnim izborima kada je barba Žele za poteštata uz Jadro bio nominirao Josipa Keruma kojeg je predstavio kao "unuka svoje sestre".

Treba li reći da braća Sapunar stanuju u Solinu, dok su se roditelji, majka Mara i otac Petroslav, bivši dugogodišnji HGS-ov predsjednik Županijske skupštine splitsko-dalmatinske, "povukli" na njegovu djedovinu na Braču, gdje razvijaju turistički biznis.

U konačnici, bit će zanimljivo vidjeti rasplet oko spomenute nekretnine u Solinskoj 84, jer je zgradom više ne bismo ni mogli zvati premda i dalje čvrsto stoji u Dujmovači, te je čak i u fazi preuređenja. Naime, u katastru i zemljišniku je provedena promjena "statusa", pa je zgrada postala - uređeno zemljište.

Krije li se tu odgovor o budućnosti jedne od zadnjih "Koteksovih" nekretnina? Je li joj namijenjena sudbina hotela? Odgovore na sva ta pitanja pokazat će idući mjeseci...
