U smještaju za kratkoročni najam u EU-u rezerviranom na internetskim platformama putnici su u prvih devet mjeseci 2023. ostvarili 546,2 milijuna noćenja ili 12 posto više nego u istom razdoblju 2022., podaci su Eurostata koji pokazuju da je Hrvatska među najtraženijim odredištima za online rezervacije kratkoročnog najma.

Osim što su online rezervacijske platforme ostvarile rast noćenja 2023. u odnosu na 2022. godinu, noćenja su u kratkoročnom smještaju rasla i u odnosu na predpandemijsku 2019., i to za čak 29 posto, ističu iz Eurostata, dodajući da je takav porast dijelom rezultat turistički odličnog trećeg tromjesečja 2023. godine.

U tri ljetna mjeseca, od srpnja do kraja rujna, u EU je naime putem online plaftormi ostvareno 56,6 posto od ukupnih devetomjesečnih noćenja ili 309,4 milijuna, što je 13,4 posto više nego u trećem tromjesečju 2022., pri čemu je smještaj rezerviran putem platformi Airbnb, Booking, Expedia ili TripAdvisor, čije podatke Eurostat koristi.

Uz kumulativne, porasti noćenja u smještaju za kratkoročni najam u EU-u rezerviranih preko platformi pokazali su se i u pojedinim mjesecima, pa i premašivati predpandemijske razine s novim rekordima.

Tako je samo u srpnju u EU-u ostvareno 115,7 milijuna noćenja ili 10,7 posto više nego u srpnju, da bi se u kolovozu to povećalo na 124,7 milijuna noćenja ili 11,7 posto u odnosu na isti mjesec 2022.  godine. U rujnu je u EU-u online rezervirano 69,1 milijuna noćenja ili 21,6 posto više nego u rujnu u godini prije.

Hrvatska među prvih pet 

Podaci Eurostata pokazuju i da se Hrvatska u trećem tromjesečju 2023. s ostvarenih gotovo 25 milijuna noćenja u smještaju za kratki najam rezerviranom putem te četiri online platforme, našla na četvrtom mjestu u EU-u, a to može zahvaliti dominantno turističkom najmu na Jadranu.

Pritom je porast noćenja u odnosu na treće tromjesečje 2022. oko devet posto, veći od 7,4 postotnog rasta u Francuskoj koja je na prvom mjestu sa 65,4 milijuna noćenja.

Druga je Španjolska gdje su online platforme zabilježile 12,7 posto ili 56 milijuna noćenja više nego u trećem tromjesečju, a treća je Italija s 48 milijuna noćenja ili 16 posto više.

Iza Hrvatske, na petom mjestu je Grčka s 22,8 milijuna noćenja ostvarenih u smještaju rezerviranom putem online platformi čime je ostvarila najveći rast u odnosu na 2022. među prvih pet, od 17.2 posto.

Iz Eurostata napominju i da je treće treće tromjesečje najvažnije tijekom godine za turizam u većini europskih zemalja/regija, te da su se stope rasta među državama članicama EU kretale od 7,4 posto (u Francuskoj) do čak 39 posto na Malti.

Kratkoročni najam diže opću razinu cijena 

Kratkoročne online rezervacije i najam nekretnina koje se eksploatiraju u turističke svrhe, sve se češće u Europi spominju kao jedan od razloga općeg rasta cijena nekretnina, zbog čega građani brojnih europskih gradova vrlo teško dolaze do kuće ili stana.

Slično je i u Hrvatskoj u kojoj su stambeni objekti u trećem lanjskom tromjesečju poskupjeli za 10,9 posto u odnosu na isto razdoblje 2022. godine. To je najveći rast cijena u cijeloj Europskoj uniji. Za mnoge hrvatske građane i obitelji rješavanje stambenog pitanja među najtežim je financijskim životnim izazovima, bilo da se radi o najmu ili kupnji.

Raznim poreznim zahvatima te propisima koji uglavnom vremenski ograničavaju kratkoročni najam, europski gradovi i vlade žele oslabiti njegov utjecaj na rast cijena kuća i stanova. 

Porez na nekretnine tema je o kojoj se raspravlja i u Hrvatskoj. Nedavno je ministar financija Marko Primorac rekao da se vlada "ne boji" uvesti porez na nekretnine te da je povećala gornju granicu poreza na kuće za odmor koji se može odrediti do pet eura po četvornom metru.

Svaka građevina, odnosno dio građevine prema zakonu kojim se definira i porez na kuće za odmor, se oporezuju porezom na kuće za odmor. Znači, svaka građevina, odnosno dio građevine koji se ne koriste trajno ili u koje nisu u dugoročnom najmu, također podliježu tome porezu, rekao je Primorac.

U smještaju za kratkoročni najam u EU-u rezerviranom na internetskim platformama putnici su u prvih devet mjeseci 2023. ostvarili 546,2 milijuna noćenja ili 12 posto više nego u istom razdoblju 2022., podaci su Eurostata koji pokazuju da je Hrvatska među najtraženijim odredištima za online rezervacije kratkoročnog najma.

Osim što su online rezervacijske platforme ostvarile rast noćenja 2023. u odnosu na 2022. godinu, noćenja su u kratkoročnom smještaju rasla i u odnosu na predpandemijsku 2019., i to za čak 29 posto, ističu iz Eurostata, dodajući da je takav porast dijelom rezultat turistički odličnog trećeg tromjesečja 2023. godine.

U tri ljetna mjeseca, od srpnja do kraja rujna, u EU je naime putem online plaftormi ostvareno 56,6 posto od ukupnih devetomjesečnih noćenja ili 309,4 milijuna, što je 13,4 posto više nego u trećem tromjesečju 2022., pri čemu je smještaj rezerviran putem platformi Airbnb, Booking, Expedia ili TripAdvisor, čije podatke Eurostat koristi.

Uz kumulativne, porasti noćenja u smještaju za kratkoročni najam u EU-u rezerviranih preko platformi pokazali su se i u pojedinim mjesecima, pa i premašivati predpandemijske razine s novim rekordima.

Tako je samo u srpnju u EU-u ostvareno 115,7 milijuna noćenja ili 10,7 posto više nego u srpnju, da bi se u kolovozu to povećalo na 124,7 milijuna noćenja ili 11,7 posto u odnosu na isti mjesec 2022.  godine. U rujnu je u EU-u online rezervirano 69,1 milijuna noćenja ili 21,6 posto više nego u rujnu u godini prije.

Hrvatska među prvih pet 

Podaci Eurostata pokazuju i da se Hrvatska u trećem tromjesečju 2023. s ostvarenih gotovo 25 milijuna noćenja u smještaju za kratki najam rezerviranom putem te četiri online platforme, našla na četvrtom mjestu u EU-u, a to može zahvaliti dominantno turističkom najmu na Jadranu.

Pritom je porast noćenja u odnosu na treće tromjesečje 2022. oko devet posto, veći od 7,4 postotnog rasta u Francuskoj koja je na prvom mjestu sa 65,4 milijuna noćenja.

Druga je Španjolska gdje su online platforme zabilježile 12,7 posto ili 56 milijuna noćenja više nego u trećem tromjesečju, a treća je Italija s 48 milijuna noćenja ili 16 posto više.

Iza Hrvatske, na petom mjestu je Grčka s 22,8 milijuna noćenja ostvarenih u smještaju rezerviranom putem online platformi čime je ostvarila najveći rast u odnosu na 2022. među prvih pet, od 17.2 posto.

Iz Eurostata napominju i da je treće treće tromjesečje najvažnije tijekom godine za turizam u većini europskih zemalja/regija, te da su se stope rasta među državama članicama EU kretale od 7,4 posto (u Francuskoj) do čak 39 posto na Malti.

Kratkoročni najam diže opću razinu cijena 

Kratkoročne online rezervacije i najam nekretnina koje se eksploatiraju u turističke svrhe, sve se češće u Europi spominju kao jedan od razloga općeg rasta cijena nekretnina, zbog čega građani brojnih europskih gradova vrlo teško dolaze do kuće ili stana.

Slično je i u Hrvatskoj u kojoj su stambeni objekti u trećem lanjskom tromjesečju poskupjeli za 10,9 posto u odnosu na isto razdoblje 2022. godine. To je najveći rast cijena u cijeloj Europskoj uniji. Za mnoge hrvatske građane i obitelji rješavanje stambenog pitanja među najtežim je financijskim životnim izazovima, bilo da se radi o najmu ili kupnji.

Raznim poreznim zahvatima te propisima koji uglavnom vremenski ograničavaju kratkoročni najam, europski gradovi i vlade žele oslabiti njegov utjecaj na rast cijena kuća i stanova. 

Porez na nekretnine tema je o kojoj se raspravlja i u Hrvatskoj. Nedavno je ministar financija Marko Primorac rekao da se vlada "ne boji" uvesti porez na nekretnine te da je povećala gornju granicu poreza na kuće za odmor koji se može odrediti do pet eura po četvornom metru.

Svaka građevina, odnosno dio građevine prema zakonu kojim se definira i porez na kuće za odmor, se oporezuju porezom na kuće za odmor. Znači, svaka građevina, odnosno dio građevine koji se ne koriste trajno ili u koje nisu u dugoročnom najmu, također podliježu tome porezu, rekao je Primorac.

Dobra vijest za iznajmljivače, loša za podstanare: Hrvatska je u top 5 europskih odredištima za online najam smještaja

U smještaju za kratkoročni najam u EU-u rezerviranom na internetskim platformama putnici su u prvih devet mjeseci 2023. ostvarili 546,2 milijuna noćenja ili 12 posto više nego u istom razdoblju 2022., podaci su Eurostata koji pokazuju da je Hrvatska među najtraženijim odredištima za online rezervacije kratkoročnog najma.

Osim što su online rezervacijske platforme ostvarile rast noćenja 2023. u odnosu na 2022. godinu, noćenja su u kratkoročnom smještaju rasla i u odnosu na predpandemijsku 2019., i to za čak 29 posto, ističu iz Eurostata, dodajući da je takav porast dijelom rezultat turistički odličnog trećeg tromjesečja 2023. godine.
