Planirana je već desetljećima, mijenjali su se mogući ulagači, a ovih dana potpisivanjem ugovora o izgradnji kanalizacijskog sustava Turistička zona Marina lučica postala je konačno realnost. Nakon dugih pregovora koji su trajali mjesecima, Općina Primošten potpisala je ugovor s ivnestitorom Prim Bay Resorta austirijskom tvrtkom M.L. Bay Development d.o.o. u vlasništvu Christopha Trauniga.

Radi se o projektu vrijednom 30 milijuna kuna, od kojih nešto manje od 25 milijuna kuna ide na izgradnju kanalizacijskog sustava, 2,5 miljuna kuna na izgradnju elektroinstalacija i trafostanica, a prema troškovniku dva milijuna kuna potrošit će se na vodovodunu merežu.

Investitor infrastrukturnih radova je Općina Primošten, kreditor radova je austrijska tvrtka M.L. Bay Development d.o.o., a kada čitav turistički kompleks vrijedan 103 milijuna eura bude gotov i dobije uporabnu dozvolu Općina Primošten započet će s vraćanjem kredita.

- Prema ugovoru novac moramo vratiti u roku od 10 godina bez kamata, a kredit će se vraćati na način da je investitor u tom razdoblju oslobođen plaćanja komunalne naknade, poreza i prireza na dohodak, boravišne pristojbe, komunalne usluge... Mislim da ćemo to otplatiti i prije deset godina, a u slučaja da kroz oslobađanja svih općinskih naknada i poreza kredit ne bude vraćen u cijelosti u roku od 10 godina naša obveza vraćanja prestaje. Važno je istaknuti da će infrastruktura biti isključivo vlasništvo Općine Primošten i da gradnja počinje 90 dana od potpisivanja ugovora, dakle u ožujku 2021. godine- kaže primoštenski načelnik Stipe Petrina.

Na izuzetno atraktivnoj lokaciji Primošten će dobiti suvremen turistički kompleks s puno potencijala za razvoj općinu i lokalno stanovništvo.

- S radovima bi se trebalo krenuti čim se dobiju građevinske dozvole, a cjelokupan projekt realizirao bi se u prvoj polovici 2023. godine. Uvjereni smo da će turističko ugostiteljski kompleks Prim Bay Resort doprinijeti daljnjoj promociji Primoštena kao turističke destinacije i prepoznatljivosti Općine Primošten na međunarodnom turističkom tržištu. Nama su najvažnija nova radna mjesta, uglavnom za mlađe dobne skupine i smanjenje nezaposlenih. Svakako ćemo dobiti veću razinu turističke kvalitete, rast prosječnih cijena, produljenje turističke sezone. Puno je tu pozitivnih implikacija s financijske strane, posebno se to odnosi na punjenje općinskog proračuna- kaže načelnik Petrina.

Inače, tih 25 milijuna kuna za kanalizacijski sustav trebalo bi se između ostalog potroštiti na kolektorsku mrežu, nekoliko crpnih postaja, uređaj za pročišćavanje otpadih voda, podmorski ispust na rtu Kremik...

Prema najnovijoj verziji Urbanističkog plana obuhvat turističke zone Marina lučica iznosi 16,82 hektara. Unutar obuhvata nije se našao derutni hotel koji je u vlasništvu mađarskog „Primoštena“ dd i koji već 19 godina stoji neobnovljen i neiskorišten.

Urbanističkim planom uređenja investitorima je omogućena etapna gradnja turističkih sadržaja, na 110.000 kvadrata resort će imati 1170 postelja i trebao bi biti otvoren 2023. godine. Za vlasnika austrijske tvrtke M.L. Bay Development d.o.o. Christopha Trauniga kažu da je već 12 godina uspješno prisutan na hrvatskom investicijskom turističkom tržištu. Glavni projektant budućeg primoštenskog turističkog kompleksa je Dario Travaš iz zagrebačke tvrtke ATP projektiranje d.o.o.

Na prezentaciji koja je svojedobno održana u hotelu "Zora", autor projekta istaknuo je da su ga inspirirali suhozidi, a kamena čipka i topografija terena i bili su temelj koncepcije čitavog projekta. Sve hotelske sobe, sobe urbanih apartmana i luksuznih vila imat će pogled na more. Hortikultura bit će isključivo autohtona, a krajolik će biti oslobođen od prometa. Kroz Resort vozit će samo mali električni automobili, a parkirni prostor predviđen je uz glavnu prometnicu D8.

Bit će izgrađeno čak 111 istovjetnih apartmana na 8000 kvadrata, svaki stan imat će pogled na more i stari grad, 30 samostojećih vila s bazenima za koje je projektant našao inspiraciju u arhitekturi rimskih antičkih vila. Središnji objekt je luksuzni, obiteljski hotel najviše kategorije s 250 soba s pogledom na more. Sa svim sadržajima zauzimat će 26 tisuća četvornih metara.

Hotel će pored restorana sadržavati i wellness i spa sadržaje, manje kongresne prostore, a južno od hotela izgradit će se malo etno selo. Prema UPU, na svakoj parceli uz građevinu treba biti najmanje 40 posto zelenih površina. Kada novi turistički kompleks bude gotov u njemu će prema riječima investitora raditi 350 zaposlenika i moći će ugostiti 12 tisuća turista.

Nakon dugih pregovora koji su trajali mjesecima, Općina Primošten potpisala je ugovor s ivnestitorom Prim Bay Resorta austirijskom tvrtkom M.L. Bay Development d.o.o. u vlasništvu Christopha Trauniga.

Radi se o projektu vrijednom 30 milijuna kuna, od kojih nešto manje od 25 milijuna kuna ide na izgradnju kanalizacijskog sustava, 2,5 miljuna kuna na izgradnju elektroinstalacija i trafostanica, a prema troškovniku dva milijuna kuna potrošit će se na vodovodunu merežu.

Investitor infrastrukturnih radova je Općina Primošten, kreditor radova je austrijska tvrtka M.L. Bay Development d.o.o., a kada čitav turistički kompleks vrijedan 103 milijuna eura bude gotov i dobije uporabnu dozvolu Općina Primošten započet će s vraćanjem kredita.

- Prema ugovoru novac moramo vratiti u roku od 10 godina bez kamata, a kredit će se vraćati na način da je investitor u tom razdoblju oslobođen plaćanja komunalne naknade, poreza i prireza na dohodak, boravišne pristojbe, komunalne usluge... Mislim da ćemo to otplatiti i prije deset godina, a u slučaja da kroz oslobađanja svih općinskih naknada i poreza kredit ne bude vraćen u cijelosti u roku od 10 godina naša obveza vraćanja prestaje. Važno je istaknuti da će infrastruktura biti isključivo vlasništvo Općine Primošten i da gradnja počinje 90 dana od potpisivanja ugovora, dakle u ožujku 2021. godine- kaže primoštenski načelnik Stipe Petrina.

Na izuzetno atraktivnoj lokaciji Primošten će dobiti suvremen turistički kompleks s puno potencijala za razvoj općinu i lokalno stanovništvo.

- S radovima bi se trebalo krenuti čim se dobiju građevinske dozvole, a cjelokupan projekt realizirao bi se u prvoj polovici 2023. godine. Uvjereni smo da će turističko ugostiteljski kompleks Prim Bay Resort doprinijeti daljnjoj promociji Primoštena kao turističke destinacije i prepoznatljivosti Općine Primošten na međunarodnom turističkom tržištu. Nama su najvažnija nova radna mjesta, uglavnom za mlađe dobne skupine i smanjenje nezaposlenih. Svakako ćemo dobiti veću razinu turističke kvalitete, rast prosječnih cijena, produljenje turističke sezone. Puno je tu pozitivnih implikacija s financijske strane, posebno se to odnosi na punjenje općinskog proračuna- kaže načelnik Petrina.

Inače, tih 25 milijuna kuna za kanalizacijski sustav trebalo bi se između ostalog potroštiti na kolektorsku mrežu, nekoliko crpnih postaja, uređaj za pročišćavanje otpadih voda, podmorski ispust na rtu Kremik...

Prema najnovijoj verziji Urbanističkog plana obuhvat turističke zone Marina lučica iznosi 16,82 hektara. Unutar obuhvata nije se našao derutni hotel koji je u vlasništvu mađarskog „Primoštena“ dd i koji već 19 godina stoji neobnovljen i neiskorišten.

Urbanističkim planom uređenja investitorima je omogućena etapna gradnja turističkih sadržaja, na 110.000 kvadrata resort će imati 1170 postelja i trebao bi biti otvoren 2023. godine. Za vlasnika austrijske tvrtke M.L. Bay Development d.o.o. Christopha Trauniga kažu da je već 12 godina uspješno prisutan na hrvatskom investicijskom turističkom tržištu. Glavni projektant budućeg primoštenskog turističkog kompleksa je Dario Travaš iz zagrebačke tvrtke ATP projektiranje d.o.o.

Na prezentaciji koja je svojedobno održana u hotelu "Zora", autor projekta istaknuo je da su ga inspirirali suhozidi, a kamena čipka i topografija terena i bili su temelj koncepcije čitavog projekta. Sve hotelske sobe, sobe urbanih apartmana i luksuznih vila imat će pogled na more. Hortikultura bit će isključivo autohtona, a krajolik će biti oslobođen od prometa. Kroz Resort vozit će samo mali električni automobili, a parkirni prostor predviđen je uz glavnu prometnicu D8.

Bit će izgrađeno čak 111 istovjetnih apartmana na 8000 kvadrata, svaki stan imat će pogled na more i stari grad, 30 samostojećih vila s bazenima za koje je projektant našao inspiraciju u arhitekturi rimskih antičkih vila. Središnji objekt je luksuzni, obiteljski hotel najviše kategorije s 250 soba s pogledom na more. Sa svim sadržajima zauzimat će 26 tisuća četvornih metara.

Hotel će pored restorana sadržavati i wellness i spa sadržaje, manje kongresne prostore, a južno od hotela izgradit će se malo etno selo. Prema UPU, na svakoj parceli uz građevinu treba biti najmanje 40 posto zelenih površina. Kada novi turistički kompleks bude gotov u njemu će prema riječima investitora raditi 350 zaposlenika i moći će ugostiti 12 tisuća turista.
