Ušli smo i u srpanj, turisti stižu ali s obzirom na trenutačne privatne kapacitete i dalje je veliki broj smještaja bez turista – prazan. U drugima su ostali vlasnici ili podstanari koji bi u 'zlatna turistička vremena' tijekom tri udarna mjesta iseljavali pa se na jesen opet vraćali.
Neki apartmani su po prvi puta ponuđeni na tržištu podstanarima jer vlasnici nisu bili sigurni hoće li ovoga ljeta zaraditi onoliko koliko bi željeli.
Kada se gleda ponuda smještaja na Bookingu i Airbnb-u izgleda kao da ima na tisuće slobodnih apartmana, ali kada se pokuša određeni broj njih rezervirati nema mogućnosti: neki vlasnici iz samo njima znanih razloga 'drže' svoje smještaje na raznim portalima umjesto da ih izbrišu s obzirom na to da ih više ne iznajmljuju.

Uvijek se sjetim poznanice koja je tri godine plaćala porez na apartman u kojemu je boravila djevojka koja nije željela biti prijavljena kao podstanar iz nekih svojih razloga
. Poznanica bi prijavila nekog rođaka određeni broj dana godišnje kako ne bi ispalo da nema baš nikoga 'u papirima' u apartmanu što bi već bilo jako čudno i tako iz godine u godinu govorila 'samo još ovu godinu'.
- Ma, možda mi se djeca ipak sljedeće godine odluče baviti turizmom pa da ne moraju opet kategorizirati apartman pa zato neću sada odjavljivat - govorila bi.
Prije se često po novinama i portalima pisalo da su neki gradovi u Europi ograničili otvaranje novih apartmana kako bi zaštitili podstanare u svojim gradovima pa je bilo jasno zašto su neki godinama službeno imali apartmane a goste nisu ni vidjeli.
Sada su ti vlasnici među prvima odjavili apartmane shvaćajući da iznajmljivanje i nije neki posao od kojeg bi im djeca u budućnosti mogla super živjeti, ali određen broj njih nikako da izbrišu apartmane s weba ne shvaćajući da su zbog toga u prekršaju: oglašavaju nešto za što nemaju više dozvolu.

Najviše su apartmane odjavili oni koji su imali prosječno uređene smještaje na lokacijama koje nisu baš atraktivne turistima (stambene zgrade, bez balkona, pogled na susjednu zgradu, prizemlja ispred kojih su javna parkirališta i sl.), te zadnjih godinu dana nisu uspijevali postići cijenu kao nekada kada je bio manjak smještaja te su cijene bile u odnosu na kvalitetu u velikom nesrazmjeru.
Druga kategorija iznajmljivača je ona koja je zbog nekih svojih razloga bila prisiljena plaćati osobe za booking, za check in, za čišćenje, pranje posteljine i sl. Zbog velike potražnje nekada su mogli imati cijene s kojima su pokriti sve troškove i amortizaciju i dobro zaraditi, ali dolaskom pandemije i manjka turista cijene su nekima išli dole značajno te sada zarade nema ili je toliko minimalna da i sami shvaćaju da je bolje da odustanu od iznajmljivanja.
Koliko će trajati ova sezona za one koji su ostali u iznajmljivanju za sada se ne zna. Gostiju ima, ali ne dovoljno za sve iznajmljivače. Zarada će biti manja većini, pa će i mnogi sadašnji iznajmljivači na kraju sezone morati sjesti, uzeti papir u ruke i izračunati što je isplativo a što ne.

Ušli smo i u srpanj, turisti stižu ali s obzirom na trenutačne privatne kapacitete i dalje je veliki broj smještaja bez turista – prazan. U drugima su ostali vlasnici ili podstanari koji bi u 'zlatna turistička vremena' tijekom tri udarna mjesta iseljavali pa se na jesen opet vraćali.
Neki apartmani su po prvi puta ponuđeni na tržištu podstanarima jer vlasnici nisu bili sigurni hoće li ovoga ljeta zaraditi onoliko koliko bi željeli.
Kada se gleda ponuda smještaja na Bookingu i Airbnb-u izgleda kao da ima na tisuće slobodnih apartmana, ali kada se pokuša određeni broj njih rezervirati nema mogućnosti: neki vlasnici iz samo njima znanih razloga 'drže' svoje smještaje na raznim portalima umjesto da ih izbrišu s obzirom na to da ih više ne iznajmljuju.

Uvijek se sjetim poznanice koja je tri godine plaćala porez na apartman u kojemu je boravila djevojka koja nije željela biti prijavljena kao podstanar iz nekih svojih razloga
. Poznanica bi prijavila nekog rođaka određeni broj dana godišnje kako ne bi ispalo da nema baš nikoga 'u papirima' u apartmanu što bi već bilo jako čudno i tako iz godine u godinu govorila 'samo još ovu godinu'.
- Ma, možda mi se djeca ipak sljedeće godine odluče baviti turizmom pa da ne moraju opet kategorizirati apartman pa zato neću sada odjavljivat - govorila bi.
Prije se često po novinama i portalima pisalo da su neki gradovi u Europi ograničili otvaranje novih apartmana kako bi zaštitili podstanare u svojim gradovima pa je bilo jasno zašto su neki godinama službeno imali apartmane a goste nisu ni vidjeli.
Sada su ti vlasnici među prvima odjavili apartmane shvaćajući da iznajmljivanje i nije neki posao od kojeg bi im djeca u budućnosti mogla super živjeti, ali određen broj njih nikako da izbrišu apartmane s weba ne shvaćajući da su zbog toga u prekršaju: oglašavaju nešto za što nemaju više dozvolu.

Najviše su apartmane odjavili oni koji su imali prosječno uređene smještaje na lokacijama koje nisu baš atraktivne turistima (stambene zgrade, bez balkona, pogled na susjednu zgradu, prizemlja ispred kojih su javna parkirališta i sl.), te zadnjih godinu dana nisu uspijevali postići cijenu kao nekada kada je bio manjak smještaja te su cijene bile u odnosu na kvalitetu u velikom nesrazmjeru.
Druga kategorija iznajmljivača je ona koja je zbog nekih svojih razloga bila prisiljena plaćati osobe za booking, za check in, za čišćenje, pranje posteljine i sl. Zbog velike potražnje nekada su mogli imati cijene s kojima su pokriti sve troškove i amortizaciju i dobro zaraditi, ali dolaskom pandemije i manjka turista cijene su nekima išli dole značajno te sada zarade nema ili je toliko minimalna da i sami shvaćaju da je bolje da odustanu od iznajmljivanja.
Koliko će trajati ova sezona za one koji su ostali u iznajmljivanju za sada se ne zna. Gostiju ima, ali ne dovoljno za sve iznajmljivače. Zarada će biti manja većini, pa će i mnogi sadašnji iznajmljivači na kraju sezone morati sjesti, uzeti papir u ruke i izračunati što je isplativo a što ne.
P.S. Nisam 'Vidoviti Milan', iako mi se ponekad čini. Upravo sam našla što sam napisala 5. lipnja 2019.: 'A treba odraditi i osam sati u firmi jer turizam je sada možda IN i super ide, ali tko zna što može biti sutra, a kamoli za godinu-dvije…
