Mnogi misle da je iznajmljivanje apartmana na moru dobitna kombinacija za lagodan život. Je li baš tako, kad očekivati povrat uloženog i što se sve treba poklopiti da posao s apartmanima procvjeta?

Biznis s apartmanima može biti isplativ, ali da biste postigli odgovarajući povrat ulaganja, treba se poklopiti puno toga. Ključni elementi o kojima ovisi profitabilnost rentanja apartmana su lokacija, opremljenost objekta i kvaliteta marketinga, piše tportal.

Stručnjaci ističu da je najbolja investicija u ovom poslu kuća za odmor ili manji apartman na atraktivnoj lokaciji. No prestižnih lokacija je malo, a cijene nekretnina u vrhunskim destinacijama većini građana nisu pristupačne.

S druge strane u manje atraktivnim mjestima, onima sa slabom turističkom ponudom, locirano je najviše apartmana. Oni su cjenovno pristupačniji, ali je upitna njihova isplativost zbog niskih cijena najma i slabe popunjenosti.

Stoga u većini slučajeva ulaganje u apartman donosi skromnu zaradu, a povrat na uloženi kapital izuzetno je dugačak.

Povrat znatno duži od 20 godina

Prihvatljiv povrat na ulaganje u nekretnine namijenjene iznajmljivanju iznosi minimalno pet posto, što znači da bi se uloženi kapital trebao vratiti za najmanje 20 godina.

Računica pokazuje da je za većinu apartmana na Jadranu povrat znatno duži.

Za prosječni apartman od pedesetak kvadrata s dva glavna i dva pomoćna kreveta (2+2) potrebno je izdvojiti od 100 do 120 tisuća eura. Prosječna cijena najma kreće se oko 60 eura po noćenju (70 eura u top sezoni, 50 eura u ostatku sezone). U kalkulaciju treba uključiti i prateće troškove (održavanje, režije, državna i lokalna davanja, naknade posredničkim agencijama i sl.) na koje odlazi minimalno 30 posto prihoda.

Dakle, pod pretpostavkom da kupite apartman za 110.000 eura, za povrat od minimalnih pet posto na uloženi kapital trebate godišnje zaraditi čistih 5500 eura.

Za postizanje minimalne profitabilnosti, uz prosječnu cijenu najma od 60 eura dnevno i troškove u visini od 30 posto prihoda, vaš apartman trebao bi biti popunjen 131 dan (4,37 mjeseci). To je teško ostvarivo u većini turističkih mjesta na jadranskoj obali s obzirom na činjenicu da je prosječna popunjenost jadranskih apartmana ispod 60 dana.

Uz standardnu popunjenost od cca dva mjeseca (60 dana), povrat na ulaganje u apartman iz našeg primjera iznosio bi 45 godina.

Ulazak u ‘zelenu zonu’ uz 90 eura i 90 dana

Ali nije sve tako crno. Uz ulaganje u opremu i dodatne sadržaje, investicija može postati isplativija. Kvalitetno uređenje prostora i dodatni sadržaji poput parkinga, bazena te igrališta za djecu mogu podići cijenu najma za 30 do 50 posto.Ako se tome pridodaju ciljana ulaganja u kvalitetno oglašavanje, sezona se može produžiti za barem mjesec dana.

Dakle, uz cijenu noćenja od 90 eura i popunjenost od tri mjeseca (90 dana), ulazite u ‘zelenu zonu’.Kao i u svakom poslu, rezultati će doći ako se ozbiljno posvetite projektu.

Zato prije nego što se odlučite za investiciju u apartman proučite sve detalje i napravite kvalitetan poslovni plan.

Stoga u većini slučajeva ulaganje u apartman donosi skromnu zaradu, a povrat na uloženi kapital izuzetno je dugačak.

Povrat znatno duži od 20 godina

Prihvatljiv povrat na ulaganje u nekretnine namijenjene iznajmljivanju iznosi minimalno pet posto, što znači da bi se uloženi kapital trebao vratiti za najmanje 20 godina.

Računica pokazuje da je za većinu apartmana na Jadranu povrat znatno duži.

Za prosječni apartman od pedesetak kvadrata s dva glavna i dva pomoćna kreveta (2+2) potrebno je izdvojiti od 100 do 120 tisuća eura. Prosječna cijena najma kreće se oko 60 eura po noćenju (70 eura u top sezoni, 50 eura u ostatku sezone). U kalkulaciju treba uključiti i prateće troškove (održavanje, režije, državna i lokalna davanja, naknade posredničkim agencijama i sl.) na koje odlazi minimalno 30 posto prihoda.

Dakle, pod pretpostavkom da kupite apartman za 110.000 eura, za povrat od minimalnih pet posto na uloženi kapital trebate godišnje zaraditi čistih 5500 eura.

Za postizanje minimalne profitabilnosti, uz prosječnu cijenu najma od 60 eura dnevno i troškove u visini od 30 posto prihoda, vaš apartman trebao bi biti popunjen 131 dan (4,37 mjeseci). To je teško ostvarivo u većini turističkih mjesta na jadranskoj obali s obzirom na činjenicu da je prosječna popunjenost jadranskih apartmana ispod 60 dana.

Uz standardnu popunjenost od cca dva mjeseca (60 dana), povrat na ulaganje u apartman iz našeg primjera iznosio bi 45 godina.

Ali nije sve tako crno. Uz ulaganje u opremu i dodatne sadržaje, investicija može postati isplativija. Kvalitetno uređenje prostora i dodatni sadržaji poput parkinga, bazena te igrališta za djecu mogu podići cijenu najma za 30 do 50 posto.Ako se tome pridodaju ciljana ulaganja u kvalitetno oglašavanje, sezona se može produžiti za barem mjesec dana.

Dakle, uz cijenu noćenja od 90 eura i popunjenost od tri mjeseca (90 dana), ulazite u ‘zelenu zonu’.Kao i u svakom poslu, rezultati će doći ako se ozbiljno posvetite projektu.

Zato prije nego što se odlučite za investiciju u apartman proučite sve detalje i napravite kvalitetan poslovni plan.

Mnogi misle da je iznajmljivanje apartmana na moru dobitna kombinacija za lagodan život. Je li baš tako, kad očekivati povrat uloženog i što se sve treba poklopiti da posao s apartmanima procvjeta?
